There is no agenda other than making sure you leave with more clarity than when you arrived. We also review how the buyer agency relationship works under Washington State law (RCW 18.86) and formalize our working relationship in a written services agreement as required by Washington law. Step 3 — Home Search Strategy
With your priorities defined and your financing picture in view, I set up a tailored search based on your criteria — neighborhoods, price range, property type, and key features. As we tour homes, I help you evaluate each one thoughtfully and consistently — comparing condition, location, layout, HOA considerations (where applicable), and long-term factors — so you can make clear, informed comparisons.
Step 4 — Offer Strategy & Preparation
When you find a home that fits, I walk you through market data, comparable sales, and relevant conditions so you can make an informed decision about the offer you want to write. I explain each term in plain language: price, earnest money, contingencies, inspection timelines, and closing date.
No guarantees are made about outcomes. What I do is make sure your offer reflects your priorities clearly and completely, and that you understand what you are agreeing to before you sign.
Step 5 — Inspection, Findings & Negotiation
Once an offer is accepted, you will typically schedule a home inspection within the contingency period. I accompany you when possible and help you interpret the inspector's findings in a practical context. Inspections help you understand the home's condition at the time of inspection — they do not guarantee future performance.
Depending on what is found, there may be opportunities to negotiate repairs, credits, or adjustments. For technical or structural concerns beyond the scope of a general inspection, I will recommend you consult appropriate licensed specialists.
Step 6 — Appraisal & Closing Coordination
If a lender is involved, an appraisal is typically required. I keep communication open with your lender and escrow team so each step moves forward smoothly. I follow up on outstanding details — so you are never left wondering what is happening or what comes next.
Step 7 — Final Walk-Through & Closing Day
Before closing, you will have the opportunity to do a final walk-through to confirm the home's condition is consistent with the contract terms. I review the closing disclosure with you so you understand every line before you sign. Your escrow and closing company will provide final figures and signing instructions.
Then: closing day. Documents signed, funds transferred — and keys in your hand.
