02 Should I sell my current home before I start looking for a smaller one?

This depends on your financial situation, your risk tolerance, and the current market. Some clients prefer to sell first to know exactly what they are working with. Others prefer to find their next home first and use a contingent offer.

03 What is a contingent offer, and can it work for downsizers?

A contingent offer is an offer to purchase a home that is contingent — dependent — on the sale of your current home.

Sellers may accept or decline contingent offers depending on market conditions and their own circumstances. I have developed an approach to presenting contingent offers that may increase seller confidence — though acceptance is never guaranteed.

04 How long does a typical downsizing transaction take?

Timelines vary widely. The sale of your current home may take weeks or months depending on pricing, condition, and market activity.

Finding and closing on a smaller home depends on inventory, community availability, financing timelines, and park approval processes for manufactured homes.

05 What should I know before buying a manufactured home?

Manufactured homes have unique considerations compared with traditional homes. Key areas to understand include:

  • Land ownership vs. lot lease structures
  • Park rules, monthly lot rent, and lease terms
  • Financing options that differ from standard mortgage products
  • Community approval processes and timelines
  • Age restrictions in 55+ designated communities
  • Inspection requirements specific to manufactured homes

06 Are manufactured homes in 55+ communities only for people over 55?

The federal Housing for Older Persons Act (HOPA) allows designated 55+ communities to restrict residency to households where at least one person is 55 or older, subject to specific eligibility rules the community must follow.

Each community sets its own rules within those legal parameters. I encourage buyers to verify eligibility requirements directly with the community and review all relevant documents before making any decisions.

07 What financing options are available for manufactured homes?

Financing for manufactured homes depends on whether the home is on owned land or leased land, the age of the home, and the lender's specific programs.

Options may include chattel loans, FHA Title I and Title II loans, and conventional financing in some cases.
